SPECIAL LEASE TO OWN PROGRAMS/ or "OWNER SELLER FINANCING CONTRACTS" TERMS...

I'm a local person that can supply you with a Special "LEASE TO OWN" Home, where you will Not need to credit qualify in order to obtain a bank mortgage loan for many years. { This is Not a Lease Option... because in a regular lease option you have to get your own bank mortgage loan in 1-3 years.}

My *SPECIAL "LEASE TO OWN" works this way, once we have pre-negotiated & mutually agreed to the duration or Length of the Financing you need. Keep in mind this could be anywhere from 2 years to 10 years or more.

Then we negotiate the Rent Payment Amount, most likely it will be on a gradual stepped up basis year to year. The Rent payment is temporary until you have Accumulated the Saved up remaining Down.

Then we Agree to what you can Put Down as OPTION FEE (this works like your initial future Down Payment... if its not enough... then you'll be required to contribute in addition to the monthly Rent payment... ( For Example; Rent $1200 plus For Down another $300 per month... makes a total of $1500 per/mo)

This technique is called- 'Spreading Out the Down Payment'... almost like a Lay Away Plan at the department stores.

Aren't Lay Away Plans popular in stores?

As you continue to live there and you pay your Rent on time plus the Extra Principal on your Down on time, this way you're Automatically contributing towards the Accumulation of your Down. Your Down is your Equity, its Not an Expense.

As the months go by there, once you have SAVED the REQUIRED DOWN, then MAGIC HAPPENS- ~I'll CONVERT IT OVER TO "OWNER SELLER FINANCING CONTRACT" Terms. This means you're no longer a renter... you're the New Buyer.

You'll have the Rest of our earlier pre-negotiated Agreed Available Remaining Time to live there as if you were buying it, you'll be entitled to Tax-Writeoffs as if you were the NEW Owner/Buyer now.

In this transaction, it'll be like, I am the Bank or Lender. You will NOT be required to get your own Bank Mortgage Loan for a long time. Very simple process.

You can perhaps invest more per month towards the DOWN, this would actually speed up the process to the ~CONVERSION DATE... meaning you'll just Buy it much quicker ahead of time!

<> If you have the ENTIRE BIG Down Payment & Reserve requirements that we Require, then I could do the "Owner Seller Financing Contract" Terms from Get Go to 90 days out, this depends on how fast the Closing occurs. Be truthful when you Submit the Blue Form online.
